MAINTENANCE MECHANIC II (Apartment property superintendent type of work) Part TIME

An employee in this class performs a variety of semi-skilled tasks in the maintenance and repair of public facilities and properties. The incumbent assists higher level maintenance mechanics, and performs a variety of tasks in craft areas such as plumbing, masonry, carpentry, electricity, welding, machine operations and equipment maintenance. A given work assignment generally requires the use of hand tools and power tools commonly used in the particular craft. Incumbents in this class require a higher level of technical skill and mechanical ability and a more frequent use of complex tools than do laborers and custodial workers. Incumbents are expected to exhibit some initiative and judgment in typical work situations. Incumbents are frequently employed in work that is performed singly or in small groups and is expected to contribute some mechanical capability to the task at hand. Responsibilities include the reporting of unsafe or undesirable conditions to the supervisor. Work is subject to inspection in progress or upon completion by higher level maintenance mechanics, crew leaders or other supervisory personnel. A Maintenance Mechanic II does related work as required.

The Maintenance Mechanic II may assist a Maintenance Mechanic of a higher classification in the servicing and repair of machinery and equipment.? These might include repairing electric motors, pumps, meters, compressors and chain saws.? The Maintenance Mechanic II position involves cleaning, oiling and greasing machinery.

Performs unskilled and semi-skilled work when assisting higher level maintenance mechanics; performs rough work and some finish work in the craft areas involved; cleans work area after completion of the job;

Assists higher level maintenance mechanics in the installation of water and sewer service lines, meter pits, water meters, curb stops, water and sewer mains, water supply lines, valves, fittings and hydrants, and may also read water meters;

Performs a variety of maintenance work in public housing units and/or HA owned facilities; clears stopped drains or toilets, changes electrical switches, repairs door locks, replaces floor and wall tiles; paints, remove and install carpets, repair HVAC, shovel snow, empty garbage, trim trees, pressure washing, replaces used apartment appurtenances, install appliances,? assists in the repair and replacement of window panes, door frames, shelves and cabinets; Performs carpentry, repairs (including gutter work, roofing, hanging doors, installing ceramic tile, Formica countertops, replaces and installs windows and related); performs electrical work (including replacement of light switches, fixtures, electrical outlets, repairs electrical cords, switches and plugs on equipment and related); performs plumbing work (including unclogging drains and toilets, installing and replacing piping, faucets, garbage disposals, sinks and toilets and related); painting, spackling and plastering; replaces stoves and refrigerators; operates power mowers and performs yard maintenance including water, spraying and fertilizing lawns, shrubs and trees; plants and trims trees and shrubs; operates a pick-up truck for transportation and some snow removal; operates buffing machine and other automatic cleaning equipment; responsible for occasional purchasing of paint, fixtures and assorted building materials; responsible for moving furniture, loading and unloading freight. Performs other duties as assigned. (Note the HA Director or designee will from time to time assign any of these items to qualified contractors on as needed basis)

Assists a higher level Maintenance Mechanic in the repair of heating and cooling equipment; cleans??

Sets up ladders, scaffolding, barricades, sheeting, shoring and bracing as directed.

Basic knowledge of standard practices of one or more building trades including the use of materials and tools; ability to carry out oral and written directions; ability to work under supervision as well as independently. Must have basic knowledge of plumbing, electrical repair, carpentry, maintenance; ability to communicate and work cooperatively with tenants, co-workers, and supervisors; ability to perform manual labor and cleaning tasks;

Must possess a high school diploma and have a minimum of three years of direct work with building trades such as carpentry, plumbing, electrical and heating systems.

Possess and maintain valid insurable NYS Drivers License. general medical physically sufficient to perform the job requirements, subject to criminal background check for violent or drug related criminal activity

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
